Head 4461 Panthera Leo Dr. Carmel, IN 46074 Docket#14010017V The design of the extra (unattached)garages included a breezeway to service a functional purpose of supplying electrical power and natural gas for the garages.The breezeway was included in the application for the building permit which was approved. However, based on changes determined during the construction,the breezeway is no longer needed. Electric power will be provided directly by the electric company and will not be tied to the house electric supply.The gas line will be buried underground. The building code requires an unattached garage to be set back 25 feet from the building line and that an unattached garage be less than 750 square feet in size, both of which would require variances if the breezeway is deleted. The unattached garage is of the same materials and look as the attached garage and the house.The unattached garage will have trees planted as required by the housing development to shield view of the structure. Because the breezeway is approximately 30 feet behind the building line of the attached and unattached garages, it will not be visible when looking at the house or the unattached garage from and angle of more than 100 feet. Because the breezeway no longer serves a functional purpose and is not readily visible, I am requesting a variance to delete the breezeway from the building plan.
