I did the math again,
Required:
Greenbelt: 5 shade, 1 ornamental
Park Inter: 5 shade, 25 shrubs
Park Perimeter: 3 shade, 5 orn., 55ish shrubs
TOTAL: 13 shade, 6 ornamentals, and 80+shrubs
Shown:
11 shade, 8 orn.And 86+shrubs
There are more ornamentals than shade trees because of overhead powerlines,so that is ok.
As for trees not quite in the right locations.The total tree count is ok, so where they are is not really a matter of mine in this
unique case as all normal locations for trees are used. 3 trees around within the parking areas and the rest are between the
building and the Road.
I say they are ok,this happens often and as long as the trees are within an acceptable distance surrounding the parking and
makes better sense for the health of the trees and shading of the lot, I am fine with the plan as is.
Now if they were short trees,that is a different story.

Hi Daren,
I took a look at the landscape plan closer this morning and spoke with Bill and Chad about the variances. I told them they would
not need the variance for the parking lot perimeter landscaping. I guess they thought they needed it because the plantings on
the south perimeter were not on their parcel.
In regards to the parking lot interior plantings, I looked at ZO CH: 23C.10.03.5.a,which says that A minimum of 1 shade tree and
5 shrubs is required within the parking lot for every 6 spaces(because they have parking areas in a front yard.) So if they have 34
parking spaces,then they would be required to have 5.6 trees. I think this is what they were looking at when they applied for
the variance. Based on their landscape plan it looks like they only have one tree in the parking lot, unless you count the two at
the north and south end, but they were using those 2 as perimeter plantings.
