Epler Ave. Indianapolis, IN. 46227 August17,2005 Re: Repair of damaged joist 3585 Tahoe Rd., Carmel On Friday August 12 2005, as you requested I inspected the Kitchen ceiling jo st at 3~85 Tahoe Rd. in Carmel. While in the process of remodeling said Kitchen your Company uncovered the existing ceiling joist, most of which had holes which were drilled closer than 2" from the bottom edge for the placement of elect c wiring and water and drainage lines. One joistwas impropeny notched The Carmel Building Inspector noted these Code violations and required these jo sts to be repaired or rep aced before the remodel of this Kitchen could proceed. You asked me to provide a professional opinion for methods of replacement or repair that could correct the Code Violations where necessary. The joists are 2" x I 0" - #2 or better, Southern Yellow Pine. During this inspection, the joists were numbered consecutively, beginning at the west end of the Kitchen. Joist #1 serves as either a nm joist or a ledger and is actually nailed to the ends of joists to the west of the KitChen and can be notched, as was done, without any structural consequences. Joist ~r2 has at least 6 inches of depth throughout its length which gives it more than enough strength to carry the floor loads across the 10'-0" span of this joist. The hole drilled for the 3" drain pipe is 2' from the bottom edge of the joist and the diameter of the hole is approx mate y 1/3 the hem na he ght of tl~e joist at that point, which meets another IRC drilling requirement. The drilled holes at the bottom of the joist are obvi~gs!y less than 2" from the bottom edge;however, the 10'-0" span only regu!res a 2 x 6 and there is more than 5.25" in depth across the length of the joist and I am of the opinion that no repair or reinforcement is necessary~ Joists ~4 through #8 require only 2 X 6 for the 10'-0' span and 2 x 8for the t31-5" span. There is at least 7.25' (2x8 height) of clear wood on these four jo!stand are no different than if 2 x 81s were installed and Nominal 2" firing stdpS were added to allow the passage of wires under them. These joist meet the intent of the past and present residential building Codes. Joists ¢¢3 through #11 have a full 7 N" unfazed depth and do not require any reinforcement. There ~s a second floor wall above #11 that runs parallel to the joists, however this wall does not appear to be a bearing wall which would have required a doubling of the joist under the wall. These joist meet the intent of the past and present residential building Codes Joist #12 has a cross section that provides for the proper bend ng strength and just does meet the deflection requ rements n my op n on th s is too clos~ to the minimum requirements ~nd therefore a~ suggesting that this joist be reinforced by "sistering" a 2 x 6 to this 2x10. Since joist #13 has a hole in the required 7 ¼" depth, attach a %" x 7 N" x 48'piece of structural paneling centered over the hole. Joists #14 through #19 have at least a 7 ¼ "clear depth and since these joist meet the Codes, they do not require any additional attention, I am certifying to all of the above, I trust this solves your problem and will allow you to proceed with your project.
