Penn Mark Plaza, Bldg 1 The applicant seeks the following development standards variances: Docket No. 05100015 V ZO Chapter 25.07.02-10.b sign type Docket No. 05100016 V ZO Chapter 3.07 definition of sign area The site is located at 11595 N Meridian and is zoned B-6/Business within the US 31 Overlay. Filed by Steve Granner of Bose McKinney & Evans for Zeller Realty Group. General Info: The petitioner is seeking variance approval to have a 2nd wall sign on the Meridian Street frontage. The sign ordinance allows a building with more than one road frontage to transfer signage allowed on one frontage to another, with the restriction that the sign type combo must be wall- ground or roof-ground. The petitioner is also seeking variance approval for how sign area is calculated. Currently, sign area is calculated by taking the widest width multiplied by the tallest height. The petitioner proposed to take the area of the sign text and add it to the area of the sign logo for total sign square footage, so as to not have any "dead space". The building width is approx. 220- ft, and the distance of the sign fro the Road R/W is approx 130-ft. At the Nov. 1, 2005 Subdivision Committee meeting, the sign design/location was approved with the following conditions: that the sign & logo have a maximum of 5-ft separation, and that the square footage allowed be calculated with Sign Chart B for freeways. Analysis: Two wall signs oriented west, toward Meridian Street, are looked upon favorably by the Department. The petitioner has gone before the Plan Commission for approval of the sign design. Findings of Fact: sign type 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: The 2nd wall sign will be of similar color and location on the building elevation vertically, with the sign meeting the square footage requirement of the sign ordinance. 2.)
