At the west end of the project, the large lot residential, they will have a right-in / right-out / left-in. East of the residential they will have a right-in / right-out. Community Drive will be a full access and east of Community they will have a right-in only. We will be working with them on the design of each entrance and some additional agreements for signalization and requests for access in the future. An Application for Project Review must be completed and the appropriate review fees paid prior to any approvals from this office. The application is available on the County Website. 2. Correct the cross-section on Sheet C402. The 2% slope off of 146th Street must continue to the curb. The direction that they gave us was to allow one (1) cut for the entire project. That cut is Community Drive. To say the least, Platinum is quite unhappy. They are trying to meet with the Board to persuade them otherwise. To my knowledge that meeting has not happened. I think that I sent my e-mail string, between me and Tim, over to Mike McBride and Gary Duncan. I will try to send my e-mails to you also. Let me know if you still have questions. At this time I am working with Brett Huff on the revisions/additions to the plans concerning Community Drive. We may have the details worked out on it by late next week. I think that any stipulations will be in the form of an agreement concerning the signalization of the intersection. The Board of Commissioners would expect the owner of the development to bear the cost of a signal, its design and all necessary items at the time it is warranted. There,have not been any discussions with the developer to the north concerning signalization, except that they know if Community Drive connects to the south, it is a possibility. I have not received the plans yet. As soon as I do, I will take a look reasonably quick. I will be out of town part of next week for a seminar, so I'm trying to get ahead on plan review. Take a look at your interior streets, their connections and construction timing to eliminate additional entrances. Frontage roads were a topic of discussion along with the timing of Cherry Creek Boulevard and the connection of it to River Road, Community Drive and west to Cherry Tree Road/Hazel Dell Road. We discussed the project as well as 146th in general. The Commissioners are willing to allow the access point at Community Drive. That entrance will most likely have some stipulations, due to the fact that it will warrant a signal in the future.
