Grantor's rights, title, and interest in the Property, to the City of Carmel, Indiana "Grantee
subject to all existing easements and rights -of -way of record, for the sum of One Dollar ($1.00) and
other good and valuable consideration, the receipt and sufficiency of which are hereby
acknowledged.
This conveyance of real estate is not subject to Indiana gross income tax.

Part of the East Half of the Southwest Quarter of Section 25, Township 18 North, Range
3 East of the Second Principal Meridian situated in Clay Township, Hamilton County,
Indiana, being more particularly described as follows:
Commencing at the Southwest corner of the Southwest Quarter of said Section 25; thence
North 88 degrees 49 minutes 55 seconds East (basis of bearings) on and along the South
line of said Southwest Quarter 1311.34 feet to the Southwest corner of the East Half of
said Southwest Quarter; thence continuing North 88 degrees 49 minutes 55 seconds East
on and along said South line 30.01 feet to a point on the East Right of Way line of
Guilford Avenue as set out in a Right of Way Grant to the City of Carmel, Indiana and
being recorded in Easement Record 3, pages 994 -995 as Instrument No. 8606674 in the
Office of the Recorder of Hamilton County, Indiana, said point being the POINT OF
